There are different types of properties in the UK and each one of them are different. In order to check the structure, title, the land and the legality of a property, surveyors' and conveyancing solicitors' professional services are often required.
Surveyors
They are the professionals who you can instruct to visit the property before you purchase the property. There are different types and levels of report which can be ordered. The most commonly ordered are Homebuyer’s report (for Buy to Let properties) and Structural Survey (for HMO / Social housing properties). They cost around GBP700. You should get a quote from the surveyor before their visit to confirm the fees.
Conveyancing Solicitors
They are the legal professionals taking care of the transfer of properties. They are the people who you will need to work closely with after your offer to purchase a property is accepted. They should be sending you an engagement letter/ client care pack outlining their fees and procedures.
In standard conveyancing procedures, the solicitor should perform searches and title reports for you to reveal the details of the title of the property and the details of the land which the property stands on. They will also request the “landlord information form”, the “fixture and content form” and the contract from the vendor's solicitor for you. They are the people responsible to investigate, explains and advise on legal implications of the findings regarding the property for you.
Please do not hesitate to ask them for clarification if you do not understand something with regards to the legal aspects. While they are to give you their professional advice, you have the responsibility to make sure you understand the situation.
